CDL Launches Union Square Residences
About Union Square Residences Preview | City Developments Limited (CDL) is set to introduce Union Square Residences, a luxurious new project, on Nov 1. This development is part of a broader, mixed-use project called Union Square. The architectural design for the entire project is a collaboration between Aedas and ADDP, two award-winning firms known for innovative urban planning.
Union Square Residences will include a 20 levels office tower, freehold Grade-A, alongside retail outlets and restaurants. Additionally, there will be a co-living portion that comes with a hotel license. The main attraction, Union Square Residences, will feature a 40 levels tower that houses 366 high-end apartments. A separate 3 levels block will cater to co-living as well as commercial activities, offering comprehensive lifestyle options for future residents.

Union Square Residences is a 99-year leasehold development. It will offer a wide range of unit types, including 1 to 4 bedder apartments. The sizes of these units range from 463 square feet to 1518 square feet. The project will also feature two exclusive Sky Suites as well as a penthouse for those seeking a premium lifestyle.

The development covers a total land area of 148,000 square feet, which was previously occupied by three properties: the Central Mall’s office tower, the Central Mall’s conservation shop houses, and Central Square.
CDL already owned two of these properties and acquired Central Square for S$315mil in December 2021. This acquisition allowed CDL to create a large-scale redevelopment under the Urban Redevelopment Authority’s (URA) Strategic Development Incentive (SDI) scheme.
Strategic Development Incentive (SDI) Scheme
The SDI scheme was introduced in 2019. This is to encourage the re-development of older buildings in key areas. Union Square, located within the Singapore River Planning Area, qualified for this scheme. This allowed CDL to amalgamate the adjacent sites and significantly increase the gross floor area (GFA) of the project by 67%, bringing the total to 735,500 square feet.
Space Allocation within Union Square
Union Square Residences will occupy 42% of the total GFA, which equates to 310,190 square feet. The Grade-A office will occupy around 300,910 square feet, while retail as well as the co-living spaces will cover 75540 square feet and 48860 square feet, respectively. This well-balanced layout offers a mix of residential, commercial, and lifestyle spaces, making Union Square a comprehensive development.

Union Square is just one of several major redevelopment projects CDL is undertaking in Singapore’s Central Area. Other notable projects such as Canninghill Piers as well as Canninghill Square.
