The Key to Attracting Buyers is Both Pricing and Location

Reports last year has showed that most of the residential property buyers are more attracted to properties that are reasonably priced with a good location. To support it there’s about three projects that have good sales during their launching even with the latest cooling measures in Singapore. This is because all these property are located at a great location and the pricing is very reasonable.

Launching properties such as High Park Residences, which is located in the Sengkang area adjusted their 1169 units to a median price of S$989 psf. On the other hand the North Park Residences located in Yishun is able to sell their 486 units with a median price of S$1374 psf. The Poiz Residences in Potong Pasir, which is a development at the city fringe area, has sold about 277 units at a median price of S$1440 psf when launched.

According to property expert Eugene Lim the KEO of ERA Realty the several project that are able to do well in year 2015 or sold the most number of units are those project that are located near the MRT station, be it still under construction or already existing stations. And those projects that have several amenities located near their area such as shopping centres and good schools.

While Mohamed Ismail the Chief Executive of PropNex Realty serious property buyers are looking for properties that are considered on the lower end pricing to the area where it is located. Most buyers are more practical now in looking for their own home. But there are buyers that are also willing to pay premium prices provided that the project is located near an MRT station or if it is a mix type building. But it is still the price that determines of the project can attract buyers or not. Mohamed Ismail also state that some buyers are willing to pay more for mixed developments such as the J Gateway, North Park Residences and the DUO Residences. There are different launching properties that contains great potential when it will be launched in the market it includes Thomson Impressions that is located at Sin Ming Avenue of Singapore’s District 20. There will only be a total of 288 units that will be made available. Another is the Skyline Residences located at 608, 610 and 612 Telok Blangah Road that is included in Singapore’s District 4. There is only 283 units available that is perfect those who are looking for a new place to stay.
