About Six Major Residential Launches in November Adding 3,551 Units to Market. In an exceptional move, developers are gearing up to introduce six fresh residential projects this November. These launches include City Developments’ Union Square Residences. Which consists of 366 units, SingHaiyi’s The Collective at One Sophia, Sim Lian Group’s 846-unit Emerald of Katong, MCL Land as well as Sinarmas Land’s Nava Grove with 552 units. Also, Hoi Hup and Sunway Developments’ Novo Place. Totaling 3,551 units across Singapore’s Core Central Region (CCR), Rest of Central Region (RCR), and Outside Central Region (OCR).

Record-breaking Momentum “The units launched in 4Q2024 are expected to outpace those from the year’s earlier quarters,” says Marcus Chu, of ERA Singapore. He anticipates that this fourth-quarter spike will fuel demand, drawing buyers to new units in popular areas.
First-time Highs Ken Low, of SRI, highlights the significance of this launch surge: “Before COVID-19, three projects in one weekend were impressive. Six is extraordinary.” Such activity was last seen in July 2018 when over 1,000 units were sold in hours. As buyers rushed before new cooling measures took effect.
This time, developers are racing against the school holidays. “It’s a window before many Singaporeans begin traveling on Nov 16,” shares Ismail Gafoor, of PropNex.
The Chuan Park
The Chuan Park – Revitalizing the Market in District 19 Kingsford Group has opened the doors to its Chuan Park preview on Oct 31, running until Nov 12, with sales to begin on Nov 16. Located in District 19, near Lorong Chuan MRT, this 916-unit project marks a long-awaited revival in the area. Chuan Park offers a mix of two- to five-bedroom units. From 700 sqft to 1,841 sqft, with prices starting above S$1.5 million for a two-bedroom unit.
With New Tech Park Mall (NTP+), AMK Mall, and nearby schools, such as St Gabriel’s Primary School, the project is expected to draw interest from families looking for convenience and connectivity.

Emerald of Katong – District 15’s New Jewel Sim Lian Group will preview the Emerald of Katong on Nov 1. With sales beginning Nov 16. This 846-unit condo, a five-minute walk from Tanjong Katong MRT Station on the Thomson-East Coast Line, is part of the RCR. With units ranging from 484 to 1,561 sqft, Emerald of Katong maximizes functionality under the GFA harmonisation initiative. Excluding air-conditioning ledges from the strata area.

Located at 1 Sophia Road, it’s a redevelopment of Peace Centre and Peace Mansion, blending residential, office, and retail spaces. Units start from S$1.14 million for a studio, and the project opens its doors to private preview sales from Nov 6 until the end of November, with a grand launch set for January 2025.
