Pinetree Hill is a brand new launch along Pine Grove in Singapore District 21. This land parcel was released for bidding on 24th February 2022. A joint venture, United Venture Development (No. 5) Private Limited, by UOL Land as well as Singapore Land. This new development is formerly occupied by Pine Grove. It is located within the Ulu Pandan area, less than a kilometre away from the Dover MRT Station (EW22). The below image from URA shows the top bid for land parcel A at SGD671,500,800 from United Venture Development. This joint venture successfully bid land parcel A with a land cost which works out to be around SGD1,318 per square foot per plot ratio. After factoring in the construction cost, marketing cost as well as other miscellaneous costs, the developer will most likely launch this upcoming project at around SGD 2,280 to SGD 2,300 per square foot.
