Tan notes that One Sophia has piqued the interest of investors due to its prime location. It’s the only new project in the Orchard Road area offering new strata commercial units. This exclusivity, combined with competitive pricing, makes it an attractive option compared to other freehold strata-titled office developments in the vicinity, which are priced above S$4,000 psf.

Despite being a 99-year leasehold development, Tan argues that the pricing is reasonable and One Sophia offers an edge over older freehold commercial buildings in the area. The newer project is designed with modern wellness and sustainability standards, which many older buildings lack.

The developers of One Sophia have enlisted ADDP Architects and studioMilou to create the building’s design. A notable feature is its signature architectural element—curvilinear planes that are lushly planted. These planes complement the vertical gardens and office glass boxes that front the commercial block. Additionally, office floors on the third, eighth, and 13th levels will have direct access to garden terraces.

The strata office units at One Sophia will have a ceiling height of 3.1 meters. While most newly built Grade A offices typically have ceiling heights of around 4 meters, One Sophia’s ceiling height is slightly lower. However, the development has still attained the BCA Green Mark Gold Plus certification, showcasing its sustainability standards. The basement car park, shared with residential units, will offer season parking.
