More Than 25% of Confirmed Sites are released for H1 2021 by the government for the supply of private condominiums to 2,000 units for H2 2021. This figure is 395 more when analogized to 1,605 in H1 2021. 

Therefore this includes 4 nine reserve list sites and confirmed list sites. When these sites are matched together, they can produce roughly 6,860 private residential units, 530 hotel rooms, and 90,000 sqm gross floor area (GFA) of commercial space.

Besides that, the Reserve List sites will consist of 6 private residential sites. Including 530 hotel rooms, one EC site, one hotel site. In all, they will produce, 90,000 sqm GFA of enterprise space, 4,860 private homes units (plus 700 EC units), and 2 White sites (for commercial or mixed-use). 

As part of the H1 2021 (GLS) Government land Sale program, 2 more residential sites at Tampines Street 62 (parcel B) and  Jalan Tembusu were launched by URA and HDB on Thursday 27th May.  Therefore, these sites will only be used for tender especially when developers have requested a price resonating with what the government has set in place.

Contrary, projects on the confirmed list are set up on schedule regardless of demand. 

On May 25th, 2 days earlier for a GLS site in Tengah, this launch was broached after the record-setting bid. Which will later be the first EC in an estate. So, the top bid was at S$400.32 million or S$603.17 psf per plot ratio; from MCL Land and City Development being a record bid for an EC. The intriguing thing about this project is its proximity to Tengah MRT. 

Consequently, the other alluring condo is at Ang Mo Kio that received 15 bids. The winning bid was at S$381.38 million or close to S$1,118 per square foot per plot ratio. Which is deemed high for an OCR site. In addition, this bid comes from some of the joint ventures such as Kheong Leong Company, UOL Group, and Singapore Land Group.

Taking into account the site that is a stone throw distance to the upcoming Mayflower MRT. And within 1km of 2 renowned schools including CHIJ St Nicholas and Ai Tong are worth the high bid for the developers. 

Aside from that, the reserve GSL has its sites’ analysis as follows;

Jalan Tembusu has 640 estimated units, 54.790sqm gross floor area, its total site area is 19,567.6 sqm and it’s close to Tanjong Katong MRT and Dakota MRT. Also, the primary schools within its Ikm distance include the Tanjong Katong Primary and Haig Girls’ primary, and Chung Cheng High (main) school. Apart from these schools, you can send your child to Canadian International School, which is among the best international schools.

Note, the Tanjong Katong MRT is part of Thomson-East Coast Line and Paya Lebar will just be one step away. For drivers, East Coast Parkway will just be a stone’s throw away as well.

Other condos close to the sea include the upcoming Amber Park, The Esta, and One Amber.  

On the flip side, the Tampines Street 62 (parcel B) incorporates the following features: 28,000.2 sqm, 70,001 sqm gross floor areas, 700 estimated numbers of units, and it’s close to the Tampines North MRT, Tampines MRT, and Pasir Ris MRT station. 

Besides that, Tampines Street 62 is close to Tampines North Primary and Gongshang primary which is within 1km.
