Oxley Holdings have an upcoming condominium development in Singapore District 21. This brand new residential development will sit on the plot of land of the housing development previously also called the Mayfair Gardens. The new development is in an exclusive residential area on Rifle Range Road that connects to Dunearn Road as well as Bukit Timah Road on one side and the Pan Island Expressway on the other end.
District 21 is a popular location known for its focus on education. It is also famed for its landed properties and luxury condominiums.
Oxley Holdings bought the site en-bloc for S$311 million. The land price rose to around S$1,244 psf ppr. This was after an estimated $52 million was added as a premium to top up the lease for the land. The site is zoned residential in the year 2014 Singapore master plan.
The maximum allowed gross floor area is 291,865 square feet. This is because the area’s gross plot ratio is 1.4. Redevelopment potential in District 21 allows this upcoming development to have up to 387 units. Each such unit would have an average of 70 square meters. Unit types range from 1-bedroom units to 5-bedroom units (to be confirmed). This healthy mix of unit types could see all units bought up within a short period of time once the Mayfair Gardens is launched.
