In the debate about Singaporean housing location, District 19 is left out most of the time. It has become one of the most underrated housing locations is Singapore and yet it is not any less accessible to and from the CBD as the east or the West.
In 2016, a number of buyers and developers saw into the future of District 19 and purchased properties and sites. This was before the frenzy for en bloc properties that gained momentum in 2017. The Housing development Board had three sites for executive condominiums in district 19 up for sale. The sites were in Hougang, Punggol and Sengkang. They are Yio Chu Kang Road, Sumang Walk and Anchorvale Drive.
The status quo for district 19 is changing. Developers interested in private housing were led by the search for collective sales openings to district 19. The Rio Casa development will be replaced by Riverfront Residences that is on a 99-year leasehold in Hougang was collectively sold in May that year. It fetched S$575 million.
Following the success of Rio Casa’s collective sales move, Serangoon Ville, future Affinity at Serangoon, that is also on a 99-year leasehold followed suit. Within the same time period, a GLS tender was issued by government for a 99-year leasehold site for private housing on the same road. The site can hold up to 600 condominium units.
The plot ratios for these sites varied. Serangoon Ville trumped the GLS site by 0.3 points but the winning bid was at a rate of S$835 psf ppr. It was given by an Oxley Holdings consortium. The neighboring GLS site, also known as The Garden Residences, Corson and Wingjoy Investment was the top bidder, after putting up a bid at S$964.8 psf ppr.
District 19 boasts a number of recreation facilities as other locations where buyers are gravitating towards. It is also very friendly for families because of schools including international schools and institutes within the district or proposed to be built. Additionally, hospitals that offer quality healthcare are close by too. Taking all these into account, district 19 is clearly set to scale the top of priority lists for developers and buyers in the coming years.
