The T.O.P. of Belgravia Villas is in early 2018. Its main advantage is the upcoming Seletar Aerospace Park that may drive rental prospects up once it is completed.

Currently, the development does not have an MRT station nearby, only has 1 bus stop and infrequent cabs.

This makes it suitable for residents who own cars, in which case getting to Ang Mo Kio hub only takes a drive of 10 minutes. Greenwich V is 5 minutes away while the upcoming North-South Expressway will provide quick access to the CBD.

Price appreciation: Right now, the prices are low due to the unfavourable location but owners may realise gains once the expressway and the aerospace park are complete.

Buyers can get high-end interiors and more space. Look out for Belgravia Villas phase 2 strata landed houses too.

2. Place-8

District 19, Paya Lebar Crescent

Comprises of 8 cluster houses on freehold.

Place-8 price is at about S$ 2,650,000.

Place-8 is well connected via Central Expressway (CTE) and Kallang Paya Lebar Expressway (KPE). There are many shopping areas nearby including Heartland Mall, NEX Shopping Mall, and Maplewood Park while the upcoming Paya Lebar Central is a few minutes away.

Brooks Signature price is roughly at about S2,856,000.

The development features an outdoor garden and a lap pool. Khatib MRT Station is nearby and so are various shopping centres such as Sheng Siong Supermarket, Giant Supermarket, Yishun Ten Complex and Northpoint Shopping Centre.

Car owners can reach the CBD and business hub via Seletar Expressway, Thomson Road, and Sembawang Road.

5. The Morris Residences

District 19, Paya Lebar Crescent

The Morris Residences is near Kensington Square where Giant Supermarket is located.

Unlike other landed homes that are a bit far from the shopping centers, this is a few minutes walk from a supermarket. NEX at Serangoon is a few minutes drive away.

However, you will need to take a bus to Sembawang MRT, there are no shopping centres nearby, and the CBD is 40 minutes drive away.
