About Boutique Living on Rangoon Road – The Ranz | Koh Teck Chuan, formerly the CEO of MCL Land, is well-known for leading major developments like J’Gateway, Lakeville, and Sol Acres. The residential component comprises 14 apartments across the upper levels. Floors two to four feature two-plus-study units between 689 sqft and 775 sqft. The top floor is reserved for two luxurious four-bedroom duplexes, each exceeding 2,350 sqft and boasting double-height ceilings in the living spaces.

Designed by ADDP Architects, The Ranz showcases a timeless facade with rich brown timber frames and coal-grey accents, blending seamlessly with its surroundings. Koh adopted a strategic approach, launching previews and sales bookings only as The Ranz neared completion to assure buyers of its progress. SRI Capital Market manages the exclusive marketing of the retail and residential units.

The retail spaces, approved for F&B use, are on sale through an expression of interest, closing December 10. Prices start at S$3,380 psf. Residential units, benefiting from early-bird discounts, are priced between S$2,099 psf and S$2,195 psf.

A Revitalized Neighborhood

Rangoon Road has seen limited new boutique developments over the past decade, but the area is undergoing a renaissance. Cafes like Daizu Café and Old Hen Café, alongside established eateries, have injected new life into the neighborhood.

Additionally, government plans to rejuvenate nearby Farrer Park with new Build-To-Order flats and sports facilities further enhance the area’s appeal.

Piccadilly Grand, a prominent development in the Farrer Park neighborhood, is a joint venture by City Developments (CDL) and MCL Land, a subsidiary of Hongkong Land. During its launch in May 2022, 77% of the 407 residential units were sold in the first weekend at an average price of S$2,150psf. By December 2023, all units in this 99-year leasehold residential project had been sold.

In October, CDL and MCL Land introduced Piccadilly Galleria, the retail podium of the project, for sale through an expression of interest. The indicative price was S$75 million, or S$3,724psf, based on its net lettable area of 20,140 sqft. Scheduled for completion in the second half of 2025, Piccadilly Galleria will feature 15 retail units. These include 11 restaurants, four shops, and a childcare center spanning 5,382 sqft.
