Singapore Property | UOL group of property developers will officially launch Amber 45 units in May. The project is expected to be done by year 2021. This Saturday of 28th April, the freehold condominium will be open for preview. The property is a 21-storey block that comprises of 139 units.
The property on which Amber 45 will be located was purchased in January 2017 at a cost of $1056 in the ratio of PSF per plot ratio. UOL Group bought it at an accumulative cost of 156 million dollars. The property was purchased from Sin Lian Huat. It was previously used as a flower nursery.
Units on this development range from 2-4 bedrooms units. Seventy percent of these units are three and two-bedders. Home smart features are integrated in all units. Analysts put the average Amber 45 price in excess of $2000 per sf.
Amber 45 is a walking distance from the upcoming Marina Parade Station and Tanjong Katong Station. It is also not any long distance from 112 Katong and parkway parade shopping malls. Various schools like Victoria Junior College, Tanjong Katong Girl’s School as well as Tao Nan School are nearby.
According to a sentiment survey by PropertyGuru, Marine Parade and East cost of district 15 are top ranked places to buy a property. Amber 45 would be an ideal place to rent or purchase a residential property. Amber Skye was launched awhile back.
UOL property developer group have other projects that are lined up to be launched soon. At Meyer Road, there are Nanak Mansions and in Potong Pasir there is HUDC estate (formerly known as Raintree Gardens). It is expected that the 2 en-bloc properties will yield close to eight hundred units.
The UOL group-led consortium has bid on the Silat Avenue property. Their tender price is said to be 1.035 billion dollars.
