MCC Land announced that the preview of The Alps Residences will be opened on 24 September. The condominium is on Tampines Street 86 and it has 626 units. The project is being marketed by Huttons and ERA property agencies.
The developer, MCC Land, purchased the site in 2015 at $482.59 psf ppr or $227.78m after winning the hotly contested bid that had attracted 12 bidders.
The site, with an area of 168, 567 sq ft will feature 9 residential towers whose design is a Swiss Alps theme. The project is on leasehold of 99 years and a TOP of 2020.
The Managing Director MCC Land, Tan Zhiyong said that they engaged an architectural firm based in Switzerland to create a tropical home with Alpine inflections. This is by designing the clubhouse to have a gabled roof like those of Swiss chalets and balconies to have snowcap design motifs.
The Alps Residences has apartments and penthouses of 1 to 4 bedrooms. Their sizes are 441 to 2,486 sq ft with the majority at 66% being 2-3 bedroom units measuring 689 to 1,087 sq ft.
Although it is being said that final prices have not been set and that they will depend on the preview’s response, the price of a 1 bedder is expected to start at around $400,000 or just above $900 psf.
The condominium will have two shops each measuring about 680 sq ft to cater for the residents’ shopping needs and the needs of others living close by. Also, to encourage residents to cycle, 104 parking lots for bicycles will be installed.
The Alps Residences in near various amenities and means of transport. It is near Tampines MRT station, which is set to become an interchange in 2017 for the Downtown Line Stage 3 that is coming up and the present East-West Line. The project is also near amenities such as schools, hospital and shopping malls.
Another showflat at District 19 by the name of Forest Woods will be opened on the same day.
