After the dull period associated with the Chinese New Year, developers in Singapore are planning for two launches of private residential projects. These are The Clement Canopy and Grandeur Park Residences.

The Clement Canopy will be launched first with the preview of its showflat being on 11 February. The 99-year lease residential project is in Clementi Avenue 1 and developed by SingLand and UOL Group. It will have 505 units in 2 blocks of 40 storeys each. The units will be of 2 to 4 bedrooms with a size of 635 to 1,539 sq ft.

“As we ride on the positive market outlook, we decided to launch The Clement Canopy in a unique way of getting rid of 1 bedroom units and introducing an assortment of 2 bedroom units that are priced affordably from $850,000,” said UOL Deputy Group CEO Liam Wee Sin. Actually, 40% or 194 of the total units are 2 bedders ranging from 635 to 732 sq ft. The Clement Canopy prices are from $850,000 to above $1.62 m.

Liam observed that The Clement Canopy’s closeness to Jurong CBD and NUS will appeal to owner occupiers and investors. He added that the initial launch average price will be from $1,330 to $1,360 psf. The condo is planned for completion in 2020.

With its location being close to Clementi MRT, it will feature full condo facilities with smart home features. The facilities such as clubhouse and tennis court as well as common areas will have smart technology.

Grandeur Park Residences, a 720 unit condo by CEL Development, a subsidiary of Chip Eng Seng will be soft launched next weekend. Tanah Merah MRT is a walking distance away. Among its facilities is a 3G gym that features modern equipment and also among the few with Omnia gym equipment.

Raymond Chia, Group CEO and Executive Chairman of Chip Eng Seng said that home buyers will get a year’s worth of lifestyle classes, complimentary fitness and activities.

The condo is set to be completed in 2021 and the Grandeur Park Residences prices are from $500,000 to above $1.4m. There are also 2 shops priced at about $3,500 psf.
